Home information packs exclusions
The official launch date for HIPS was 1st July 2007, which was delayed until 1st August 2007.
The home information packs are only law in England Wales. Houses and homes in both Scotland and Northern Ireland are currently exempt.
Any property that is not for residential habitation, like places of employment, storage facilities, recreational building, government buildings, commercial properties, etcetera are all exempt from HIPS.
Building that are dual purpose, for instance, a shop with living accommodation above it are also exempt.
Homes and residential houses that are sold with sitting tenants are also exempt from obtaining a HIPS inspection or documentation.
Homes that are sold on a lease hold when the lease is twenty one years or less do not need HIPS.
Home sold to friends, relatives or private buyers are exempt. As long as your house is not advertised openly for sale, you do not require HIPS.
